Position: Regional Property Manager
Location: Louisville, KY
Compensation: Base: $80K-$100K + Bonus + Vehicle Allowance
Requirements: Regional Management experience, LIHTC/HUD/Section 8

Position Overview
The Regional Property Manager will oversee a portfolio of properties within a designated region, ensuring operational excellence, financial performance, and adherence to compliance regulations. The ideal candidate will lead property management teams, enhance tenant satisfaction, and implement strategic initiatives to optimize property value.

Key Responsibilities

Manage and supervise property management teams across multiple sites in the region.
Ensure compliance with local, state, and federal regulations, including LIHTC and HUD requirements.
Develop and implement operational budgets, forecasts, and financial reports for the properties.
Establish and maintain positive relationships with residents, addressing concerns and enhancing tenant satisfaction.
Conduct regular property inspections to ensure quality standards and regulatory compliance.
Recruit, train, and evaluate property management staff, fostering a culture of excellence and accountability.
Coordinate with maintenance teams to ensure timely response to service requests and upkeep of properties.
Analyze market trends and property performance to identify opportunities for improvement and growth.
Oversee portfolio of 7-10 properties.

Qualifications

Bachelor's degree in Business Administration, Real Estate, or a related field.
Minimum of 5 years of property management experience, with at least 3 years in a regional role.
Strong knowledge of LIHTC, Tax Credit, Affordable Housing, and HUD regulations.
Proven experience in financial management and budget preparation.
Excellent leadership, communication, and interpersonal skills.
Strong analytical and problem-solving abilities.
Ability to travel within Kentucky and Indiana.
